The site comprises of existing Grade 2* Listed buildings in a rapidly deteriorating state of repair totalling approximately 8,500 sq m. Selective demolition was required together with total refurbishment of the retained buildings and additional 'new-build' accommodation resulting in an overall campus of circa 18,000 sq m.
Armsons brief was to manage the development process to provide the College with a landmark scheme constructed within the LSC financial parameters whilst achieving the highest standards of both specification and workmanship.
As the existing buildings were Grade 2* Listed and a substantial amount of remedial work required, it was vital that a realistic initial budget established.
The original budget was within 2% of the agreed GMP (Guaranteed Maximum Price) stage, even though the buildings had deteriorated through a further winter period.
Due to the condition of the retained buildings it was necessary to secure £10.25m of external funding from EMDA, Derby & Derbyshire Economic Partnership, ERDF and Heritage Lottery Fund in addition to the College and LSC funding.
In order to ensure compliance with the budget, the principal contractor was appointed early to the design team.
All elements of the project were tendered to at least three separate sub-contractors and where necessary, value engineering workshops have been held to ensure that the costs were controlled without affecting either the quality or performance. Life cycle costing exercises have also taken place to ensure that best value was achieved.
In addition the College’s fit-out elements were separately procured, and wherever appropriate are being integrated within the main contract works, by working closely with the principle contracts team.
