The Roundhouse Development
Educational Projects
Scheme: The Roundhouse Campus Derby Client: Derby College Value: £33 million
Services: Cost Consultant Contract Duration: 78 Weeks
Armsons' brief was to manage the development process to ensure that the College was provided with a landmark scheme constructed within the LSC financial parameters and to programme, whilst achieving the highest standards of both specification and workmanship.
As the existing buildings were Grade 2* Listed and a substantial amount of remedial work was required, it was vital that a realistic initial budget was established.
The condition of the retained buildings dictated the need to secure £10.25m of external funding from EMDA, Derby & Derbyshire Economic Partnership, ERDF and Heritage Lottery Fund, in addition to the College and LSC funding, to make the 18,000 sq m project viable.
In order to ensure compliance with the client's budget, the appointed principal contractor was invited to become a member of the design team early in the process.
Each of the elements of the project were tendered to at least three sub-contractors and where necessary, Value Engineering workshops were implemented to ensure that costs were controlled without affecting either quality or performance. Life cycle costing exercises were also implemented to ensure that best value was achieved.
In addition, the College's fit-out elements were separately procured and wherever appropriate, integrated within the main contract works by working closely with the principal contractor and client's design team.
THE PROJECT WAS AWARDED THE RICS 2010 NATIONAL PROJECT OF THE YEAR, REGENERATION PROJECT OF THE YEAR 2010 AND HAS ALSO WON MANY OTHER NATIONAL AND REGIONAL AWARDS.
